This Privacy Policy explains how Area360 (“Area360”, “we”, “us”, “our”) collects, uses, shares and protects personal data when you use our website at https://area360.uk (including subdomains), our browser extensions, and any related services (together, the “Service”).

By using the Service, you acknowledge that you have read this Privacy Policy. If you do not agree with it, please do not use the Service.

Independence

Area360 is an independent analytics and information service. We are not affiliated with, endorsed by, or otherwise connected to Rightmove, Zoopla, OnTheMarket, or any other property portal, estate agency, letting agency or government body. References to third parties are for identification purposes only.

Contact and supervisory authority

Personal data we collect

We collect only what we need to provide, secure, improve and develop the Service.

Information you provide

  • Account and contact details: such as name, email address, password (stored as a hash) and, where relevant, postal address, city and postcode.
  • Billing details (where fees apply): billing address and limited payment metadata. Full card details are handled by our payment provider and are not stored by us.
  • Support and feedback: information you send us by email, contact form, survey or other channel.
  • User content: saved properties, notes, tags, exports and similar inputs you create in the Service.

Information we collect automatically

  • Usage data: IP address, approximate location derived from IP, device and browser type, operating system, language, referrer, pages and features used, timestamps, session identifiers, error logs and diagnostic data.
  • Cookies and similar technologies: see “Cookies” below.

We do not intentionally collect special category data. Please do not submit such information through the Service.

Lawful bases and how we use personal data

Under the UK GDPR, we rely on the following lawful bases:

  • Contract: to create and manage your account, deliver the features you request, process payments where fees apply, send service communications and respond to you.
  • Legitimate interests: to operate, secure, measure, debug, maintain, improve and develop the Service; to prevent fraud, abuse and unauthorised access; to understand how users engage with features; to expand the Service with new features; to communicate with you about the Service; and to protect our rights, property and users.
  • Consent: for non-essential cookies, marketing communications where required, and other activities where we specifically ask for your consent. You can withdraw consent at any time.
  • Legal obligation: to comply with applicable laws, respond to lawful requests from public authorities, meet tax, accounting and record-keeping requirements, and enforce our legal rights.

In practical terms, we use personal data to:

  • provide, operate, secure and maintain the Service;
  • authenticate you and keep your account safe;
  • deliver features you request;
  • respond to you and provide support;
  • detect, investigate and prevent abuse, fraud, security incidents and breaches of our terms;
  • measure, analyse and improve the Service;
  • develop new features, products and services;
  • comply with legal, regulatory, tax and accounting obligations; and
  • exercise and defend our legal rights.

Sharing personal data

We may share personal data as described below.

  • Service providers: cloud hosting, content delivery, error monitoring, email delivery, analytics, payments, identity, customer support and similar providers acting on our instructions under appropriate agreements.
  • Professional advisers: lawyers, accountants, auditors, insurers and similar advisers under confidentiality obligations.
  • Corporate transactions: in connection with any merger, acquisition, reorganisation, financing, insolvency or sale of some or all of our business or assets, personal data may be transferred to a counterparty or successor, subject to appropriate confidentiality protections.
  • Legal and safety: public authorities, courts, regulators and other third parties where we believe in good faith that disclosure is required by law, lawful process, or is necessary to enforce our terms, protect our rights, property or users, or address security or fraud issues.
  • With your consent or at your direction: where you ask us to share information with a third party.

International transfers

We are based in the United Kingdom, and our service providers may process personal data in the United Kingdom, the European Economic Area and other jurisdictions. Where we transfer personal data outside the United Kingdom, we rely on appropriate safeguards under the UK GDPR, which may include UK adequacy regulations, the UK International Data Transfer Agreement (IDTA), the UK Addendum to the EU Standard Contractual Clauses, or other lawful transfer mechanisms recognised by the ICO.

Retention

We keep personal data only for as long as necessary for the purposes described in this Privacy Policy, or for longer where required for legal, regulatory, tax, accounting, dispute-related or security reasons. Aggregated or de-identified data may be kept for longer. Backups may persist for a short period after deletion from primary systems.

Your rights

Subject to conditions in the UK GDPR, you have rights to: access your personal data; have it corrected; have it deleted; restrict or object to its processing; receive it in a portable format; and withdraw consent where we rely on it.

To exercise your rights, email [email protected]. We may need to verify your identity before acting on a request. Some rights are subject to exemptions, and we may decline requests that are excessive, unfounded or where another lawful basis requires us to keep the data.

Property data opt-out

If you are the owner of a property and wish to request that data relating to your property is suppressed from display on the Service, please email [email protected] with the subject line “Property data opt-out” and include the full address of the property.

We will review your request and, where we are able to do so, suppress the relevant data from public display within a reasonable time. Please note that property data is derived from public registers and third-party sources; we can suppress its display on Area360 but cannot remove it from those underlying sources. We may ask you to provide reasonable evidence of ownership before acting on a request.

Cookies and similar technologies

We use cookies and similar technologies (such as local storage, pixels and tags) for purposes including operating core features, authentication and security, remembering preferences, analytics and performance, and measurement. Where required, we ask for your consent before setting non-essential cookies, and you can change or withdraw your consent at any time through the cookie settings in the Service or your browser.

The Service may include links to third-party websites, registers and services. We do not control, and are not responsible for, their content, practices or accuracy. Your use of them is governed by their own terms and privacy notices.

Marketing communications

Where permitted by law, we may send you communications about the Service, new features or offerings. You can unsubscribe at any time using the link in our emails or by contacting [email protected]. We will still send essential service communications.

Automated decision-making

We do not currently make decisions that produce legal or similarly significant effects on you based solely on automated processing. We will update this Privacy Policy if this changes.

Children

The Service is not directed to children. We do not knowingly collect personal data from children under the age of 13. If you believe a child has provided us with personal data, please contact [email protected].

Security

We use reasonable technical and organisational measures designed to protect personal data. However, no method of transmission or storage is completely secure. You are responsible for keeping your account credentials safe.

Changes to this Privacy Policy

We may update this Privacy Policy from time to time. When we do, we will update the “Last updated” date above and post the new version on this page. For material changes, we will take reasonable steps to notify you. Your continued use of the Service after the update means that you accept the revised Privacy Policy.
