Kingsway sits on the eastern edge of the Rochdale borough. The area grew as a planned mixed-use estate built on former agricultural and industrial land. The main components are Kingsway Business Park, a retail park and housing. Many companies use the business park for offices, warehouses and light manufacturing. Kingsway Park High School occupies a purpose-built campus close to the spine road called Kingsway, and a cluster of gyms, supermarkets and trade units lines the retail area. Small pockets of managed green space and drainage features were included in the masterplan.

Road access links the area to Rochdale town centre and neighbouring suburbs, and local bus services run along Kingsway. Travel times to central Rochdale are short by car or bus; freight and service traffic use the estate roads rather than residential streets.
