Summary

The UK’s most expensive property hotspots are dominated by London, with all top 20 areas sitting in the capital. Knightsbridge & Belgravia leads the list with an average house price of around £3.53m, and local sales ranging from about £446,000 to £10.58m. It is followed by Pembridge (£2.57m), Campden (£2.44m), Redcliffe (£2.34m) and Abingdon (£2.33m), all in Kensington and Chelsea.

A clear pattern emerges for luxury home buyers: Kensington and Chelsea is the strongest concentration of ultra-prime property, while Westminster also features heavily with areas such as West End, Abbey Road and Marylebone. Other high-value London locations include Hampstead Town, Primrose Hill, Barnes, Village in Merton and Garden Suburb in Barnet.

Outside London, the priciest areas are still highly desirable commuter and countryside markets. Oxshott and Stoke D’Abernon (£1.68m), Forest & Solent (£1.68m) and Virginia Water (£1.60m) lead the non-London rankings, showing strong demand for spacious homes, prestige addresses and access to green space within reach of major cities.
