About

Upper Edmonton East sits in the southern part of the London Borough of Enfield, beside the Lee Navigation and Pymmes Brook. The Meridian Water site occupies a large former industrial estate here; you can still see warehouses and old railway sidings next to construction plots. Meridian Water railway station replaced Angel Road station in 2019, and the new station is already a focal point for rail and bus links into central London. Local streets mix post-war housing, terraces and newer apartment blocks that are being added as part of the wider regeneration.

The Meridian Water masterplan sets out space for new homes and commercial floorspace, with phased development visible across the area. Towpaths along the River Lee and sections of the Lee Valley Regional Park provide walking and cycling routes that connect work sites and neighbourhoods. Community facilities, small shops and light industrial units serve day-to-day needs while plots awaiting development show the area in transition from industrial use to a residential and employment neighbourhood.
