It is a primarily residential area, characterised by housing estates and individual homes, serving as a commuter settlement for the university and administrative centre nearby. The ward includes the small settlement of Penparcau and borders the River Rheidol to the north, with views towards the higher ground of the Ceredigion countryside.

The area contains the Parc y Llyn retail park, a significant local commercial hub.
