About

Hotwells sits where the Floating Harbour meets the tidal River Avon, on the north bank at the mouth of the Avon Gorge. The area takes its name from mineral springs that were used as a spa from the 18th century; Hotwell Road and a few surviving terraces recall that period. The waterfront is defined by quays, moorings and a string of small boatyards, with streets that step up from the harbour edge into tight-knit residential pockets. Commercial activity is mainly local: workshops, cafes, pubs and marine businesses clustered close to the water.

At the western edge the Cumberland Basin and the harbour lock form the engineered link between the floating water and the tidal river. Underfall Yard sits beside the basin; its system of sluices, culverts and pumps continues to control water levels for the Floating Harbour. Long-established boat repair sheds and crane bases sit alongside newer uses for former industrial buildings, and the quayside provides direct, level access to boats and riverside walks.
